Perfect in so many ways. This hotel has both rooms and apartments and each is different. Our experience with apartment 400 was wonderful. We stayed for 23 nights and it felt like a luxury flat right across from Karlsplatz and the Opera House. The metro, literally steps from the door, but it was such a beautiful walk through Christmas lit Karntner to Stephansplatz and Graben Street we only used it to travel further. The spacious apartment had a separate dining room, functional kitchenette with a pass through and bar stools (a little short on utensils though) very spacious living area with comfortable furniture and partitioned off, a large bedroom with lots of closet space. While we were there, both my husband and I fell ill with an intestinal virus and were ever so grateful to have a warm, comfortable place while we recovered. In the lobby is a complimentary espresso machine, free bottled prickled water and fruit infused still water. In our room, instant coffee, high-end tea and Ovaltine, in the refrigerator, more prickled (carbonated) water and 2 beers, which were replenished each week when housekeeping performed their services included with the long-stay rate. We were staying over my birthday and without a word from us, they knew and delivered 2 mini champagne bottles, chocolates and a very nice note. We took advantage of the clothes washing and drying facilities located downstairs. You simply download the wewash app, reserve the machine and it automatically dispenses the detergent. Wash was 4.50 Euro and dry was 4 Euro per load. Aside from being close to the Karlsplatz Christmas market, we found a few restaurants on the block we loved, Ciao Amici, Bistro 59 and Wok and More and L'Opera Cafe. But, saving the best for last, we have to pay homage to the wonderful staff whom we got to know over the course of our stay. Smiles, kind gestures and helpful tips without being intrusive. We didn't include breakfast in our booking, but the location of the hotel was great; just one block from the Opera and practically right in the middle of the city center. The room/apartment itself was amazing, with great square meter surface, unbelievable interior and every amenity we could ask for the duration of our stay. We loved it!

We stayed in 1+1 apartment, nicely decorated in mid century style, rooms are big and comfortable, no noise from the street (4th floor), history is also being felt in the building. But the main plus is location!!!! Close to everything, on foot or by metro or tram, 2 mins on foot to Opera and House of Music, a couple of nice museums right in 2 mins walking, Nachmarket in 5 mins walking, Entrance to the metro is right at the foot of the hotel! Friendly professional stuff, nice cleaning team.

The rooms were spacious, comfortable warm and clean. The staff were very nice, incredibly helpful, and very engaged with making our trip and stay in their hotel the best it could be. Our trip was to celebrate our mothers birthday and the staff very thoughtfully marked the occasion too. The location was ideal - a two minute walk to the Opera House, 5 minutes to the main shopping street, 12 minutes from the Museum Quarter, its very near the Albertine and 10 minutes to the Hofburg Palace. There is a Gourmet Spar across the street - a gorgeous supermarket with really good produce and products and not expensive. The U4 is just to the right of the hotel and the trams are just up the street. There are plenty of restaurants, bars and cafes nearby. I would absolutely stay here again, without hesitation.

We enjoyed staying in the Living Hotel an der Oper very much and wish we could stay longer. The staff was very friendly and helpful. The lobby is beautifully decorated. The room is clean and comfortable. Wifi is very fast -- a speed test showed 180 Mbps download. The location is excellent. We took CAT non-stop from the airport to the city center (Landstraße) and transferred to U4 metro line for only 1 stop before arriving and the Karlsplatz station, and the hotel is just next to the exit of the metro station. The Opera House is 3 minutes walk away and the Vienna Music Society (Golden Hall) is 5 minutes by foot. The tram stop at the front of the Opera House is very convenient to going anywhere. On the day we left Vienna, we took the U1 line (again, station is at the front of the hotel) to the train station, super easy and fast. We will definitely stay at this hotel again. Highly recommended.

The hotel's location was perfect. Right next to a metro station with two metro lines and the Opera, which has a lot of busses and trams. The room was very big with a lot of storage space. The bed was comfortable. The breakfast had enough options every day, and the hotel provides free sparkling water and coffee.
